By Cian Murphy

This report is a localnews.ie summary based on public court reporting and records; sources are listed below.

Bewley’s Café Grafton Street Ltd and landlord RGRE Grafton Limited are both appealing a Circuit Court ruling that set the annual rent for the café at €747,000. The court had found that this represented the rent a willing tenant and landlord would agree for the premises as of August 2022 over a five-year term, and that Bewley’s was entitled to almost €1 million for rent paid after its previous lease expired.

Valuers for the two sides differed before the High Court on how the premises should be assessed. Bewley’s valuer put the statutory rent at €518,000, while the landlord’s valuer argued for €1 million annually. Their dispute included whether the café’s restaurant space should be valued using floor-area zones or assessed as a whole. The case was continuing before Ms Justice Sara Phelan. The proceedings were reported on June 27, 2025.
