The development will see the erection of three chiller units, each covering roughly 19.5 m² of floor space and standing up to about 2.8 m high. Associated pipe racks are expected to reach a maximum height of around 5.7 m, while flues could extend to approximately 13.8 m. Three cooling towers will also be installed; each tower covers about 24 m² and can rise to roughly 7.3 m, with accompanying pipe racks up to 7 m high. A buffer tank of 3.3 m in diameter and 9.3 m in height is planned, together with a heat pump and the necessary piping and venting infrastructure.
In addition to the plant, the application includes minor façade alterations to the Central Utility Building (CUB). These changes involve replacing two existing single open‑mesh doors with double access doors, installing a new louvered façade on the south elevation, adding a door on the west side, fitting extractor fans on both north and south elevations, and installing three roof extract vents. A 41‑metre fire wall will also be constructed as part of the development.
The Monksland site is also the focus of other local planning activity. Plans for a new Lidl supermarket in South Roscommon were lodged last month with the council, and a public meeting has been arranged at the Monksland Community Centre to show support for that proposal.
