proposed development totalling 2,199.80 sq m Gross Floor Space consists of: • The amalgamation of existing permitted vacant units RW1, RW2 and RW3 by removing existing internal unit separation walls to facilitate a single Licenced Neighbourhood Shop (Gross Retail Floorspace of 2,199.80 sq m with Net Retail Floorspace of 1,305 sq m); • A change of use of existing permitted vacant unit RW1 (Gross Retail Floorspace 707.8 sq m with Net Retail Floorspace of 572 sq m) from Retail Warehousing (Bulky Goods) to Licenced Neighbourhood Shop; • A change of use of existing permitted vacant units RW2 (Gross Retail Floorspace 771.6 sq m with Net Retail Floorspace 647 sq m) and RW3 (Gross Retail Floorspace 720.4 sq m with Net Retail Floorspace of 576 sq m) from Comparison Retail (Non-Bulky Goods) as permitted under Tipperary County Council Plan. Reg. Ref. No. 10/560026 to Licenced Neighbourhood Shop; • Building signage comprising 3 no. building mounted signs (26.74 sq m for new Licenced Neighbourhood Shop); and • All other ancillary infrastructure, dedicated plant area, and associated site development works above and below ground level.
