planning reference 21636 - 55 no. residential units comprising 6 no. 3-bedroom single storey houses, 16 no. 3-bedroom two storey semi-detached houses, 21 no. 2-bedroom two storey terrace houses, and 12 no. 3-bedroom two storey terrace houses. The proposed development will also include landscaped public open space with play areas (3,632 sq.m), 115 no. car parking spaces including 22 no. visitor spaces, and 16 no. cycle parking spaces in covered cycle parking stands. The primary pedestrian/cycle/vehicular access to the proposed development is provided via the existing entrance to the Glencarra and Crann Ard Estates onto the Fethard road (R689). Planning Permission is also sought for all associated site development and landscape works including retaining walls, ESB sub-station, bin stores, boundary treatment, hard and soft landscaping, and provision of foul, surface water and water services on site with connections and modifications to existing
