for (1) the connection and amalgamation of an existing public house with overhead apartments and an adjoining guest house to form a single hotel development, retaining the existing bar use and layout at ground floor level, (2) alterations and refurbishment of existing buildings to make provision for a 20-bedroom hotel, (3) including construction of an additional upper floor increasing the overall building height from two storeys to three storeys, (4) new signage to the front elevation, and (5) all associated site works
