the construction of 71 No. residential units and all ancillary works comprising of: • 57 No. 2 storey houses comprising: 10 No. 4 bed semi-detached units (c. 140 sqm Gross Floor Area (GFA)); 18 No. 3 bed semi-detached (c. 114 sqm GFA); 17 No. 3 bed terrace units (11 No. of c. 98 sqm and 6 No. of c. 114 sqm GFA); 12 No. 2 bed terrace units (c. 82 sqm); and • 6 No. 2 bed duplex apartment units within 2 No. 2 storey blocks (c. 83 sqm Ground Floor GFA, c. 91 sqm First Floor GFA); and • 8 No. single storey houses (2 bed bungalow units (c. 84 sqm GFA)). The development will also consist of: revisions to the existing vehicular entrance at Browneshill Road, 148 No. car parking spaces, 2 No. bicycle storage shelters, bin stores and facilitation of a future pedestrian and cyclist access to Browneshill Rise to the west. The development includes all associated landscaping works (including the provision of public and private open space areas), level changes, boundary treatments, site development works, site services (foul, surface water drainage, water supply) and all other associated site excavation, infrastructural and site development works
