Next round of affordable purchase applications for Dublin 7 homes announced

Applications are soon opening for the next launch of 99 affordable purchase homes at Montpelier in Dublin 7.
Dublin City Council has announced that potential buyers can submit an online application on November 25 for a chance at a new home at the former the O’Devaney Gardens site that will be ready to move into from July 2026. This comes following a previous round of applications for the first 66 homes back in June.
The development consists of one‑bed apartment which will cost €248,000–€332,000 for incomes of €56,000–€75,000, two‑beds for €320,000-€414,000 for incomes of €72,000–€93,000, and three‑bed houses of between €378,000–€473,000 for incomes of €85,000–€106,000, with some lower‑income households eligible if they have additional savings.
Homes are offered under the Affordable Purchase Scheme at an average 25% discount to market value, with the Council taking a proportional equity share to bridge the gap. The stated price and salary bands reflect the VAT reduction announced in Budget 2026.
This release includes 26 one‑bedroom apartments, 62 two‑bedroom apartments and 11 three‑bedroom houses. Shops, a crèche, a pharmacy and a GP practice are due to be open when residents move in.
Montpelier is the regeneration of the former O’Devaney Gardens site, 3km from O’Connell Street, and will deliver 1,046 A‑rated homes with Bartra and Tuath Housing. The scheme also includes new parks, community spaces and local services.
Phase one completes in June 2026 with 379 social, affordable and cost‑rental homes, after the initial launch of affordable homes earlier this year with move‑ins from February 2026. Dublin City Council will deliver the social and affordable homes, while Tuath will deliver the cost‑rental homes.
Launching the latest phase, Lord Mayor Ray McAdam said the project will help families put down roots in high‑quality, energy‑efficient homes. He said it marks “another significant step” in transforming O’Devaney Gardens into a “vibrant, connected community.”
“These 99 affordable purchase homes will give more families and individuals the opportunity to put down roots in our city, in high-quality, energy-efficient homes they can truly call their own. As Co-Chair of the Community Consultative Forum, I have seen first-hand the determination and collaboration that has brought this regeneration to life,” he said.
Councillor Deirdre Henry, who is Chair of the Housing and Social Inclusion SPC said this announcement represents a successful collaboration between the Council, developers, and central government. “Montpelier demonstrates our commitment to provide high quality homes in thriving neighbourhoods across Dublin City,” she said.
Bartra CEO Mike Flannery highlighted the development as a great example of “addressing Dublin’s housing needs.” “Bartra is proud to be leading the delivery of more than 1,000 A-rated homes here—homes designed and built to the highest environmental standards and supported by essential amenities such as shops, childcare, healthcare and community spaces. This is about creating a vibrant, enduring neighbourhood where people can live well for generations,” he said.
As “a great example of what can be achieved through collaboration between public, private, voluntary partners,” Tuath Chief Commercial and Development Officer Martin Loughran said they are proud to be “providing high quality homes within a mixed tenure, sustainable community that will meet real housing need in the heart of Dublin City.”
Applications open at noon on November 25 and close at noon on December 16. Those interested can apply at https://affordablehomes.dublincity.ie .
