Applications to open for next tranche of affordable Dublin homes ranging between €248,000 and €473,000

Applications are to open later this month for the next tranche of homes in the Montpelier development, formerly the O’Devaney Gardens site, in Dublin 7.
In this phase, 99 new homes are becoming available for purchase for prospective homeowners, with their prices subsidised by Dublin City Council (DCC) through the Affordable Purchase scheme.
This cohort is primarily apartments, with 26 one-bedroom apartments, 62 two-bedroom apartments and 11 three-bedroom houses available.
Pricing for the units is determined by the income of the purchaser, which affects the equity share of the property that the council owns.
On average, the price for the homes will be 25pc below market rates.
One-bedroom apartments are set to cost between €248,000 and €332,000 while two-bedroom units will be available for between €320,000 and €414,000.
The three-bedroom houses will have a price tag of between €378,000 and €473,000.

To be eligible for purchasing the homes, applicants will need their income to fall between certain bands, or for those on lower incomes to have accumulated savings.
One-bedroom apartment applicants will require incomes – for either single people or a couple – of between €56,000 and €75,000, while two-bedroom applicants should have an income between €72,000 and €93,000.
For the three-bedroom homes, annual incomes should be between €85,000 and €106,000.
Successful applicants for this phase will occupy the units in July 2026, with all associated facilities such as shops, a creche, a pharmacy and GP practice in operation by then.
Dublin’s Lord Mayor Ray McAdam said the latest phase was “another significant step” in the Montpelier development.
"These 99 affordable purchase homes will give more families and individuals the opportunity to put down roots in our city, in high-quality, energy-efficient homes they can truly call their own,” he said.
Fianna Fáil councillor Deirdre Heney, chair of DCC’s Housing committee, said she was proud to announce the next phase of Montpelier, calling it “one of Europe’s most sustainable developments.”
This cohort is part of phase one of the redevelopment, which will be complete by June next year and have a total of 379 social, affordable and cost-rental homes.
The overall Montpelier development is a partnership between DCC, Tuath Housing and Bartra, for 1,046 homes just three kilometres west of O’Connell Street.
Prospective purchasers can apply for the homes from noon on November 25.
