Applications open for cost-rental homes in North Dublin

Applications for a set of 56 cost-rental homes in Coolock, north Dublin, opened this week.
The A-rated houses - the first rental units to come on stream as part of the Oscar Traynor Woods development - are a mix of 20 two-bedroom and 36 three-bedroom houses.
Rents start at €1,547 a month for the two-bedroom units, while three-bedroomed houses are set at €1,784.
This is 25pc less than the market rate for a similar house, according to Approved Housing Body Clúid, the developer of this tranche of homes.
Cost-rental homes are state-supported housing which aims to provide long-term, secure leases to tenants, at a rate at least 25pc below the market price.
They are aimed at those whose incomes sit too high to qualify for social housing, but struggle to afford market rates for rent.
Applicants must have a net household income of below €66,000 to be eligible for these houses, and not own any property.
They must also not be in receipt of social housing supports like HAP or rent supplement, and be able to prove they can afford the rent.
The overall 17-acre Oscar Traynor Woods development is a partnership between Dublin City Council (DCC), Clúid, and Glenveagh Homes.
Supported by the Department of Housing, Housing Finance Agency and Housing Agency, the finished scheme will deliver 853 homes once complete, which DCC says will be in quarter three of 2027.
The completed development will be made up of 40pc cost-rental units, 40pc social housing, and the final fifth are to be affordable-purchase homes.
Developers say it will be well served by amenities and facilities when finished, with approximately 8.9 acres of public parks, trails and woodlands, a community building, café, crèche, and a civic square all slated for the area.
Dublin’s Lord Mayor, Ray McAdam, said the scheme was a “great example” of the council’s commitment to delivering sustainable housing solutions for the capital.
Averil Power, chief executive of Clúid, said she expected “high demand” for the homes, due to their “high quality, excellent location and reduced rents”.
Applicants for this stage of the development will be getting their keys in February, she said, adding that further phases of Oscar Traynor Woods would be opening throughout 2026.
Applications will be accepted until 5pm on January 28, and the winners will be chosen via a lottery system.
Those interested in renting one of these homes can apply on Clúid’s website here after 9am.
