• 34 no. houses in a mix of terraced and semi-detached typologies, as follows, 26 no. 3-bed units; 8 no. 2-bed units; • 62 no. car parking spaces to serve the units and 6 no. visitor bicycle spaces; • C. 0.16 ha of public open space to include natural play area; and • 0.56 ha of lands zoned natural areas with native wood planting and new hedgerow planting. • the modification of vehicular access to the site from the BIRR permitted under WCC Reg. Ref. 23689 and ABP-319657-24 with the omission of two accesses and the provision of one vehicular access and one pedestrian and cycle access off the BIRR to service the site. • Internal roads, footpaths, cycle routes, parking areas, boundary features, landscaping and associated infrastructure to serve the development. • 1 no. ESB substation, lighting, surface water drainage including SuDS features, foul drainage, water supply infrastructure, and all associated site development and servicing works above and below ground. A Natura Impact Statement has been prepared in respect of the proposed development and is submitted with the application
