demolition of an existing shed and construction of a new residential development of 18no. dwellings, comprising of 6no. four-bedroom semi-detached units, 1no. four-bedroom detached unit, 6no. three-bedroom terraced units, 5no. two-bedroom terraced units and all associated site development works to complete to development including new site entrance from public road, alterations to the existing Spollanstown road, paths, paving, parking, bin stores, landscaped public open space, street lighting, boundary treatments, water services, foul and and storm drainage and attenuated outflow across adjacent lands to existing open drain.
