the development will consist of: (1) The construction of a new light industrial unit (c.600sq.m GFA; c.10m in height). (2) The provision of hardstanding areas for open-air storage, including vehicles and materials. (3) Upgrades to the existing site access and the construction of an internal roadway, including associated pedestrian and cyclist infrastructure. (4) The reconfiguration of car parking spaces to include electric vehicle (EV) charging spaces, accessible parking spaces, and bicycle parking spaces. (5) Hard and soft landscaping works, including Sustainable Drainage Systems (SuDS) measures, the removal and replacement of sections of hedgerow, the installation of site lighting, and the erection of sections of paladin fence and post-and-rail fence along the site boundary. (6) All associated site development and services works on a site of c.5.2ha
