the proposed amendments to the permitted development consist of the following: • Alterations to permitted ground floor level including the replacement of retail showroom unit (c. 125 sq.m) with 1 no. commercial unit for class 1 (shop) or class 2 (office/ professional services) and Class 11 (leisure/ gymnasium) with a total gross floor area c. 118 sq.m and alterations to the permitted stair core, lift, toilet and internal circulation areas; • Replacement of permitted office use from first to third floor level to provide a 5 no. 2-bed apartment units; • The replacement of permitted terraces at third and roof level with the provision of balconies for the apartments at first, second and third floor level on the north, east and northeast elevations; • Amendments to the façade and fenestration on all elevations; • The development includes associated boundary treatments, site lighting, signage, drainage works, SuDS features and all associated and ancillary site development works
