demolition of an existing dwelling house and garage, construction of a residential development comprising 51 no. residential units(5 no. detached dwellings, 34 no. semi-detached houses, 12 no. terrace houses), accessed off the new Croom Distributor Road between the Old Cork Road and the Crecora Road with site entrances off said Distributor Road along with connection(s) to all water and utility services as provided by Limerick City and County Council as part of the new road construction and all ancillary site development works. Ancillary site development works include connection(s) to the public water main, foul and surface water drainage, access roads, footpaths, vehicle parking, landscaping, boundary treatments and site development works above and below ground.
