(i) removal of existing vehicular entrance and creation of new vehicular entrance along northern site boundary to Old Ballysimon Road; (ii) construction of a commercial development comprising a single storey builders merchants building with ancillary staff and storage facilities at mezzanine level (632sq.m), a single storey warehouse building with additional storage facilities at mezzanine level (1,240sq.m) and an ancillary security hut (10sq.m); (iii) provision of 4 no. parking bays comprising a total of 20 no. public car parking spaces, 8 staff parking spaces and 11 no. van parking spaces; and, (iv) all associated site development works, including boundary treatments, concrete yard, bicycle parking area (5 no. spaces), SuDS drainage works, and provision of bin storage area necessary to facilitate the development
