The proposed development will consist of: 1. Use of part of the existing ground floor front area of circa 800 sq.m as a 24hr gym containing changing rooms, shower rooms, locker rooms, all associated gym equipment and storage facilities along with all associated works. The remaining existing ground floor front area does not form part of the proposed development the subject of this planning application. 2. Use of the first and second floor of the back building section as 26 no. residential units consisting of 6 No. x 2 bed apartments and 20 No. x 1 bed apartments along with all associated works. 3. Use of the first and second floor of the front building section as 29 No. 1 bedroom suites for letting accommodation use along with all associated works. 4. Carry out all associated elevational changes, erection of signage on the front elevation of the building, including the re-covering of the mezzanine roof area and closure of a number of roof lights to the internal car park area, together with all associated site works including the provision of new retaining walls, common areas, private amenity and common amenity space, walkways and pathways throughout the property including an additional external car parking area. There will not be any increase in the floor area of the existing building.
