change the use of the existing pub and guesthouse/hostel permitted under Reg. Ref. 2460198 to be used as accommodation for International Protection Applicants (IPAS) only. The change of use relates to the following works: 1) The change of use of the existing bar on the ground floor and private accommodation on the first floor (both floors permitted as Guesthouse/Hostel use) for use for accommodation on both ground floor and first floor, comprising of 9 no. bedrooms with 33 no. bedspaces. 2) Ancillary rooms, kitchen dining area (20.7 sqm), communal living area (23.81 sqm), dining room (22.62 sqm), study/communal space (6.52 sqm), and 2 no. storage areas (7.46 sqm). 3) Ground Floor Female Bathroom facilities: 2 no. WC, 2 no. Showers, and 2 no. WHB. Ground Floor Male Bathroom facilities: 3 no. WC, 2 no. Showers, 3 no. WHB, and 2 no. Urinals. First Floor Mixed Bathroom facilities: 1 no. WC, 1 no. WHB and 1 no. Shower. 4) New laundry (12.5 sqm), storage (11.91 sqm) and refuse storage (7.79 sqm) area located to rear, attached by a covered canopy (84 sqm).
