Pembroke Beach DAC intends to apply for a 10-year planning permission for development of a public park (identified as the ‘Village Green’) on a site of 15.06 hectares, including lands known as the former Irish Glass Bottle & Fabrizia Sites, Poolbeg West, Dublin 4. The proposed development is focused primarily on a net site area of c. 0.9 hectares (the Village Green and associated infrastructure) in the Poolbeg West Strategic Development Zone (SDZ) Planning Scheme, April 2019 (as amended). The proposed development includes the provision of open park areas, gathering areas, terraced landscaping, a children’s play area and associated equipment, paths, fitness equipment, a basketball half-court, a parkour court, and local streets, including the continuation of the ‘Coastal Link’, which will connect the permitted ‘Phase 1’ and ‘Block P’ developments (DCC Reg. Ref. PWSDZ3207/21 (as amended) and PWSDZ3062/24) with the proposed ‘Quadrant A4’ development (DCC Reg. Ref. WEBPWSDZ2539/26). The proposed development amends DCC Reg. Ref. PWSDZ3270/19 (as amended) and PWSDZ3062/24 in those areas where the net site area (identified by a non-statutory green boundary line on the site location and layout plan) overlaps with the boundaries of the earlier permitted developments. This includes amendments to the interfaces between the proposed scheme and adjacent developments on the wider subject site. The proposed development also includes hard and soft landscaping, pedestrian and cycle infrastructure, boundary treatments, tree planting, benches, fencing and associated gates, interim site hoarding, public lighting, SuDS, site-wide services, and all ancillary works and services necessary to facilitate construction and operation of the development, above and below ground. This application will be accompanied by a Natura Impact Statement (NIS)
