Protected Structure: Cairn Homes Properties Limited intends to apply for Permission for a Large-Scale Residential Development (LRD) at this site, which previously formed part of the overall RTÉ Campus at Montrose, Donnybrook, Dublin 4. The site is located within the Simmonscourt Townland. The site is bounded by the Stillorgan Road (R138), 4A Stillorgan Road, ‘Belville Mews’, ‘Belville Lodge’, ‘Belville House’ to the west and south-west; RTE Campus to the south-east and east; Ailesbury Close and ‘Belville’ to the north-west; and ‘Danesfield’ and ‘Danesfield Lodge’, Seaview Terrace, ‘Ailesbury Court’, and properties along Ailesbury Road to the north and north-east. Mount Errol, a designated protected structure (RPS 7846), is located within the site. The proposed development will amend permitted Large Scale Residential Development (LRD) DCC Ref LRD 6003/22-S3 / ACP Reg. Ref.: 315488-23 (as amended by DCC Reg. Ref. WEBLRD6081/25-S3), which is currently under construction. The proposed amendments will increase the total number of residential units by 1 to 511 no. units The revised residential mix will now comprise 8 no. studios (no change); 125 no. 1-bed apartments(no change); 328 no. 2-bed apartments(increase by 2 no.) and 50 no. 3-bed apartments (decrease by 1 no.). Alterations will include: Alterations to the external elevation materials, balconies/ terraces, windows, and inclusion of pergolas on Blocks 1 to 4. Inclusion of a new entrance to Block 4. Alteration to the unit mix of Block 1 to increase the number of units by 1 (from 20 no. to 21 no. units l ( 20 no. 2 beds and 1 no. 3 bed)). Reduction in size of the permitted ESB Substation and switch room at ground floor of Block 1 and inclusion of a storeroom. Inclusion of a new substation at ground level between Blocks 7 and 8. All associated works to accommodate the proposed changes, including minor internal amendments to the permitted apartments, and associated ancillary works/ landscaping including widened pedestrian entrance from the Stillorgan Road are included in this application. There is no change to the proposed building height or general scale, footprint and massing of permitted Blocks 1 – 4.
