4. The Developer shall comply with the following conservation requirements of the Planning Authority: b) Prior to the commencement of works, the Developer shall submit the following for the written agreement of the Planning Authority: (i) A set of detailed elevation drawings of the proposed infill dwelling annotated to show selected materials. The applicant shall provide product details and photographic examples of materials. The roof shall be natural slate. (ii) 1:20 drawing of proposed windows of the infill house including materials and selected colour. (iii) Revised conservation method statement to specify the use of NHL 2 in the repointing of brickwork. The pointing colour, texture and finish shall be evidence based. (iv) Specification for lime rendering for re-rendering of gable. (v) Confirmation of specific proposed glazing type. If slim-line double glazing is specified, the applicant shall provide details noting that the visible spacers, micro pillars, vacuum seals, fritted glass or plant on glazing bars would not be acceptable. Historic glazing shall be retained in situ in all instances. (vi) Revised façade and roof drawing to omit the over-sailing eaves over the entrance bay. The proposed eaves over the extended bay shall be set back in a traditional manner. To achieve this, the vertical extension may need to be altered by two to three courses. The proposed first floor window is under sized and shall be enlarged. The applicant shall contact the Conservation Officer to discuss revisions and shall provide draft drawings for review in advance of a formal compliance submission. (vii) Revised ground floor plan drawings with retention of spine wall and the wall between the two rear rooms at ground floor. The doorway shall be retained in its current configuration.
