Full description from the council file
5. The Developer shall comply with the following conservation requirements of the Planning Authority:
b) Prior to the commencement of works, the Developer shall submit the following for written agreement of the Planning Authority:
i. A detailed methodology for the proposed structural works and interventions required to facilitate the proposed enlargement of openings on the lower ground floor.
ii. The proposed internal and external openings shall retain nib walls (300mm as a minimum).
iii. The applicant shall provide details of all proposed finishes and materials and shall include 1:10 flashing details for junctions between the new extension, the historic structure, and the boundary walls. The foundations of the proposed extensions shall be off-set to avoid impact on the boundary walls.
iv. The applicant shall provide a method statement for the protection of the Protected Structure and boundary walls during the construction works.
v. Section drawings and specifications for the proposed conservation roof lights, including material and colour. The applicant shall provide conservation-led specifications and methodologies for any works required to lath and plaster ceilings and existing rafters.
vi. All windows that retain their historic glass shall be retained in situ. Historic glass shall not be replaced with slim-profiled glazing. A detailed schedule of the existing windows in the Protected Structure shall be provided. This shall include details of the existing sash horns, glazing bars and sash stiles together with the presence of historic glass.
vii. 1:10 sections and elevations of the proposed sash windows. The detailing of the windows, including the proposed horns and glazing bars, shall be based on surviving historic sash windows extant in the building or along the street. Sash windows shall be externally putty faced with a glazing-compatible putty, such as a traditional linseed putty or a proprietary putty such as Hodgeson’s Heritage putty (for use with slim-profiled double-glazed units). The proposed slim-profiled glazing shall conform to EU directives, shall not contain fritted glass, glass micro-pillars, visible spacers, spacing dots, vacuum seals, nor plant-on glazing bars. Glass shall be clear. Draft brushes are a preferred form of draft proofing from a conservation perspective.
viii. The applicant shall clarify the proposed glazing to the sidelights and over light of the front door. It is advised that the proposed glazing should be putty fixed with as traditional linseed putty.
ix. Specifications for the proposed timber garage doors.
x. Internal doors, where rendered redundant under the proposal, shall be retained in situ. The applicant shall submit updated floor plans of the first floor showing the doors and architraves retained in situ. from the hall side, locked in position, and a lining board introduced to the room side to create a flush finish.
xi. The proposed removal of fireplaces shall be omitted from the proposal.
xii. The application of diathonite insulation shall be omitted from the proposal.
xiii. Conservation-led specifications and method statements for the proposed plaster repairs.
xiv. Information to show the impacts of the new PV array on structural fabric. Information shall include a justification for works, method statement and materials; the location of associated equipment such as pipe routes and/or hot water tank; the location of solar batteries due to the potential increased fire risk associated with them; any alarm systems that could be put in place to indicate a potential issue. The method statement should include as much detail as possible including accurate details of where the solar installations are to be located, together with details of likely impacts of the works to historic fabric, and other details such as openings, maintenance hatches, fixings and how service routes will be accommodated through the roof structure. Where roof timbers and/or joists need to be strengthened for structural reasons, details of those works should also be submitted.
xv. A conservation-led specification and methodology for the proposed pier and gates prepared by a competent iron specialist / blacksmith.
xvi. The proposed vehicular gate shall be amalgamated with the proposed pedestrian entrance and shall be no greater than 3.0m in width. The applicant shall submit revised elevation and plan drawings (at a scale of 1:25) of the proposed arrangement
