The proposed development comprises amendments to a permitted development, as granted planning permission under DCC Planning Ref. WEB2701/24, as follows: (a) The relocation of the permitted ESB substation from a location adjoining the eastern elevation of the existing building to a location adjoining the northern and eastern boundaries of the site, to facilitate vehicular access to the substation directly from Jamestown Road; (b) Alteration of the established eastern boundary to facilitate direct access to the proposed substation location from Jamestown Road including the provision of new piers, wall and railing to match the existing (maximum height 2.5 m), 2 no. removable bollards, and the creation of a dished kerb onto Jamestown Road; (c) The provision of a generator building (59.01 sq.m) generally at the location of the permitted ESB substation and generator building attached to the eastern elevation of the existing building with a maximum height of 3.985 m above ground level and a flue (150 mm diameter) extending vertically for 3m above the roof of the generator building and terminating at an overall height of approximately 6.9m above ground level; and (d) The reconfiguration of the layout of part of the permitted forecourt surface car park to facilitate the relocation of 3 no. permitted motorcycle parking spaces and the reconfiguration of the bicycle parking arrangement pursuant to Condition 6(d) of Planning Ref. 2701/24 to provide 9 no Sheffield stands (18 bicycle parking spaces) and 3 no. Cardiff stands (60 no. bicycle parking spaces) together with 2 no. Cargo bicycle stands (4 no. cargo bicycle parking spaces).
