The proposed development comprises an amendment to planning permission granted under Reg. Ref.: WEB2472/24. The amendments relate solely to the permitted Utilities Hub which is located to the south of the brewery site, close to James’s Street. The amended Utilities Hub will comprise a two-storey (split level) mechanical and electrical plant room building containing a Heat Pump Room, 10 KV Intake, Pump House and LV Rooms with a primary parapet height of 9.25m above upper ground level (22.25m O.D) including external (screened) electrical transformer equipment and 3 no. external vessels to a height of c. 15m above lower ground level (22.75m O.D.), demolition of an existing external staircase and the construction of 2 no. external staircases. The overall GFA of the Utilities Hub Building is c. 594m2. A blue roof (for rainwater attenuation) is proposed at both roof levels. The proposals comprise a reserved area for the provision of electrical infrastructure which will be subject to an application to An Coimisiún Pleanála as it comprises Strategic Infrastructure Development. The proposed development includes associated site development works including hard and soft landscaping and the extension of new site services routes (both underground and above ground) including ancillary pipe racks, providing electrical and utilities infrastructure, above and below ground drainage. 26 no. covered bicycle parking spaces are proposed. The proposal is located within a site which has an approved IE (Industrial Emissions) Licence (Ref: P0301-04).
