Alterations to the previously granted residential development under Reg. Ref. 3569/20 (An Coimisiún Pleanála Ref. 309725-21), as extended under Reg. Ref. 3569/20/X1. The alterations proposed comprise: (i) the omission of the previously permitted change of use of the existing ground-floor shop/retail unit to residential accommodation, allowing existing shop/retail use to continue; (ii) the demolition and removal of sections of existing internal and external walls at ground-floor level to facilitate the proposed works; (iii) the construction of a single-storey extension to the rear of the property to provide residential accommodation comprising a kitchen/living/dining area, 2 no. bedrooms, bathroom, plant room and associated storage space. The unit will be accessed via a new door located to the side of the retail unit; (iv) the provision of associated private open space to the rear; (v) provision of 1 no. rooflight (vi) the provision of bin storage and 2 no. bicycle parking spaces; and (vii) all associated site and ancillary works necessary to facilitate the development.
