PROTECTED STRUCTURE: Permission is sought on foot of the grant of permission issued under Reg. Ref. 3406/23 (ACP Ref. No. 319492) specifically relating to Block B (Pugin House) and the layout of the wider site comprising: (i) omission of basement level and revision of site layout to provide a total of 14 no. vehicular parking spaces, 1 no. setdown/delivery parking space, 1 no. motorcycle parking space, ESB substation, bin store, bicycle parking area and amended open space and circulation areas at surface level all accessible via the existing access off Grace Park Road; (ii) internal alterations and repurposing of Block B to accommodate 59 no. one-bedroom units for ‘older persons’ in association with Fold, an Approved Housing Body (AHB); (iii) provision of internal bicycle storage area at ground floor level of Block B; (iv) minor external alterations to Block B and revisions to the elevational treatment of Block B inclusive of general repositioning of fenestration and insertion of new fenestration; and, (v) all ancillary works, inclusive of landscaping, engineering and general tie-in works to the wider site, as necessary to facilitate the development. The height of Block B (part-five & part-six storey) will remain as granted and all residential apartments will remain served by private amenity space in the form of a balcony/terrace to all elevations.
