The developer shall comply with the following requirements of the Conservation Officer of Dublin City Council: (a) A conservation expert with proven and appropriate expertise shall be employed to design, manage, monitor and implement the works and to ensure adequate protection of the retained and historic fabric during the works. In this regard, all permitted works shall be designed to cause minimum interference to the retained fabric and the curtilage of the Protected Structures. (b) Prior to the commencement of the development, the applicant shall submit for the written approval of the planning authority; (i) A detailed window survey shall be carried out demonstrating the condition of all windows. The window survey shall include a detailed description of existing historic timber windows and detail any surviving historic glazing. It should include detailed photographs of the existing windows. Details of the extent of any required repairs should be outlined in a conservation method statement. Please note that in the case of historic windows which retain historic glazing, new replacement windows / replacement glazing will not be permitted. These shall be repaired. (ii) Where windows are clearly shown to be beyond repair, any proposed replacements must be historically correct timber sash windows, which are accurately based on originals. 1:10 sections and elevations of the proposed sash windows shall be submitted, including the proposed horns and glazing bars that shall be based on surviving sashes. (iii) A detailed window schedule for all works proposed to the windows shall be submitted. The proposed slim-profiled glazing shall conform to EU directives, shall not contain fritted glass, visible spacers, spacing dots, vacuum seals or plant-on glazing bars. Glass shall be clear. (iv) Sashes shall be externally putty faced with a glazing-compatible putty. A traditional linseed putty or a proprietary putty such as Hodgeson’s Heritage putty are acceptable for use with slim-profiled glazing. (v) Revised drawings and specification for the proposed draught-proofing work shall be submitted showing the proposed use of silicone seals omitted and replaced with nylon brushes. (vi) The door and sidelights in the west elevation of Building 1C (original door) shall be retained and repaired (vii) The applicant shall submit 1:10 sections and elevations and a detailed schedule for all works proposed to the existing doors to be retained and a detailed specification for any proposed new doors, over lights, side lights and door furniture.
