Plans lodged for new takeaway restaurant in historic Tipperary building

Plans have been lodged with Tipperary County Council for a new takeaway restaurant in west Tipperary.
Nike Arra applied to Tipperary County Council for planning permission for change of use of a listed building in Tipperary town, paving the way to create a takeaway there.
The proposed Nico’s Takeaway would be in the former Prime 74 restaurant on the Main Street in Tipperary town, which closed in 2022. The building was also formerly used as a bank before it closed.
The building was advertised for sale in August 2024, with a guide price of €380,000, though the final purchase price has not been disclosed.
The new Tipperary town outlet would add to Nike Arra’s chain of takeaway restaurants, with one already operating in the nearby village of Cappawhite, with another in the north Tipperary town of Newport.
Tipperary County Council granted planning permission for Nico’s Newport outlet in 2020, but this was appealed to An Coimisiún Pleanála (formerly An Bord Pleanála), due to concerns about the amount of takeaway outlets in the town.
An appeal to the planning board at the time said that there were nine food outlets, takeaways or coffee houses in the town already and that businesses in the area were already struggling to make ends meet.
Despite this, An Coimisiún Pleanála upheld the council’s grant of planning permission, and found that the development would not result in an overconcentration of takeaway outlets in the area.
Tipperary County Council is due to make a decision on the planning application for the Tipperary town outlet by March 10.
