Plans for new homes on ‘underutilised’ Tipperary site

By Katie O'Donovan, Independent.ie

A major Tipperary town could be set to get a housing boost with a planning application that has been lodged with the local authority.

Greenrise Developments Ltd have applied to Tipperary County Council for permission to build 30 new homes on an “underutilised” site in Clonmel.

The site on the Tivoli Road, Powerstown, currently has two agricultural sheds, which would be demolished to make way for the new homes.

According to planning files, the site is “underutilised” and is ideal for development due to its close proximity to transport links.

"The subject site is currently underutilised and is in close proximity to public transport (bus stops and train station) and the town centre. On this basis it presents as an ideal location for residential development,” agents for the developer said.

As part of the proposed 30 home development, there would be 17 three-bedroom units and 13 four-bedroom units, arranged in four terrace blocks of four dwellings and seven semi detached dwellings.

The provision of public and private open space, car parking, bin storage, public lighting, landscaping, boundary treatments, internal roads and footpaths, pedestrian access and site entrance onto Tivoli Road, connections to existing services and all associated development including new public footpath to west of site all also form part of the planning application which is before Tipperary County Council.

Tipperary County Council are due to make a decision on the application by August 28.
