Plans for 55-home Tipperary development deemed invalid by council

By Katie O'Donovan, Irish Independent

A proposed 55-home development in Tipperary has been ruled invalid by the local authority.

Dun Na Manach Homes Ltd applied to Tipperary County Council for planning permission to build 55 new homes on a site on the Cahir Road in Clonmel.

The development would include 10 four-bedroom houses, 32 three-bedroom houses, and one two-bedroom bungalow, along with two terrace blocks comprising eight homes and a four-apartment maisonette block.

According to planning documents, the new estate would be accessed via the Gort Na Manach housing estate, and the Poppyfield Roundabout.

However, council planners have deemed that the application is invalid for a number of reasons.

In a letter outlining the issues, the council said the information in the newspaper notice did not match the site notice description, and that the relevant townland was not included.

Planners also said that there were issues with the maps that were submitted as part of the plans, and that the land markings were inconsistent. Planners also raised concerns about inconsistencies in the submitted drawings.

"Valentia type dwelling drawing has Garnish indicated in title block. This is misleading as no dwelling indicated on proposed site layout map by name of Garnish," they said.

"Two drawings with Valentia type dwellings submitted, one drawing has development for Middleton, Cork and different applicant indicated in title block,” they added.

The application has been returned to Dun Na Manach Homes Ltd to address the issues before resubmitting and before any further consideration by the council.
