North Tipperary set for major housing boost with plans for 56 new homes

Cobbs Developments Ltd applied to Tipperary County Council for planning permission to build 56 new homes at Kiltillane, Templemore.
Under the plans, the houses would be a mix of four, three, two, and one-bedroom homes. There would be 18 four-bedroom semi-detached houses, 16 three-bedroom, four two-bedroom terraced homes, eight two-bedroom bungalows, two three-bedroom bungalows, and eight one-bedroom duplex apartments.
Planning documents state that there has been “very little” housing development in Templemore over the last 20 years, despite demand remaining high.
The site has been used as farmland for decades by the previous owner, planning files show, with Cobbs Developments purchasing the site in 2023.
As part of the overall development, the access road, which is also owned by the applicant, will be upgraded to provide for the new homes, as well as for any future development on neighbouring lands.
According to the plans, 11 of the homes will be transferred to Tipperary County Council for social and affordable housing.
A sister company of Cobbs Developments, SOLA Energy Solutions, is also involved in the plans, with their managing director Paul O’Brien saying that it is positive for the future of the town.
“This initiative marks a major investment in the future of Templemore, particularly at a time when there is a severe housing shortage across the country,” he said.
“This private residential development is expected to create significant employment opportunities throughout the construction phase, supporting local trades, suppliers, and service providers in the wider Tipperary area.
“This will not only enhance the local economy but also help accommodate staff and families relocating to the area, especially with the ongoing expansion of the Garda College,” Mr O’Brien added.
Tipperary north TD Michael Lowry welcomed the news of the development plans, and said it was a “vote of confidence” in the town of Templemore.
“Housing is the biggest challenge facing our country. Far too many families across Tipperary are impacted with this housing crisis. Building more homes to meet demand is a priority,” he said.
“It is important that we provide balanced housing opportunities. In this regard I welcome the fact that Tipperary County Council are well advanced in the construction of 45 new social houses in Templemore,” Deputy Lowry added.
Tipperary County Council is due to make a decision by July 28.
