New homes planned for former commercial site in Tipperary

New homes are on the way for Tipperary town after planning was granted for a development by the local authority.
John Gordon applied to Tipperary County Council for planning permission to build three two-storey detached homes with garages, and sheds on the Galbally Road.
The site that the new homes will be built on currently houses a commercial shed, which will be demolished to make space for the houses.
Planning permission for four houses had previously been granted on the site, but this was never utilised. A change of building guidelines now means that the site would only be suitable for three houses, and not four.
The council has granted permission for the development, subject to 20 conditions.
Among the conditions imposed are that the developer enters into a water connection agreement with Uisce Éireann before building starts on the site, that areas designated as open space may only be used for recreation once the first home is occupied, and that all bathroom windows within the development have frosted glass to ensure privacy of the residents.
Tipperary County Council has also stipulated that Mr Gordon lodge a sum of €25,500 with the council before development starts.
This can either be a cash deposit, a bond of an insurance company, or other security. This is to ensure an adequate standard of development and maintenance can take place on the site before it is taken in charge by the council.
Taking in charge is a process where the council assumes responsibility for the maintenance of roads, footpaths, and services within a housing development.
