Green light for six new social homes in west Tipperary village

By Katie O'Donovan, Irish Independent

Plans to build six new social homes in the west Tipperary village of Donohill have been given the go-ahead by Tipperary County Council.

At the July plenary meeting of the council, elected members were asked to vote on Part 8 plans for the development.

Under the plans, the development will consist of three three-bedroom homes, two two-bedroom homes and one specially adapted four-bedroom bungalow.

A Part 8 proposal is used when a local authority is the one applying for planning permission to carry out a development, and means that elected members are able to vote on whether the plans go ahead or not.

The planned homes will form part of the existing Cuil Greine estate, which was most recently extended in 2024 with eight homes added, according to planning files.

The new homes will have large back gardens, according to the plans.

The planned bungalow will cater to older people, people with a disability or larger households that would benefit from single-level living, which aims to fill an identified housing need in the community, the files state.

Twelve car parking spaces will be provided along with the houses, with two of these set up for electric vehicle (EV) charging.

According to the design team, the development will represent a “compact, diverse, inclusive, and energy efficient residential scheme”.

Chief executive Sinead Carr said in her report that the mix of homes is intended to address demand from smaller households on the council's housing list.

“The Tipperary County Development Plan and the Housing Strategy set out therein, has identified a specific need to deliver housing choice in the form of smaller units for single and two-person households,” Ms Carr’s report said.

When the plans came before the full meeting of Tipperary County Council, they were passed with Sinn Féin councillor Annemarie Ryan proposing the development, which was seconded by Fine Gael councillor John Crosse.

Cllr Ryan welcomed the passing of the Part 8 plans, saying that it was good news for the village of Donohill.

“I just want to say thank you to Tipperary County Council because there’s one part of the development that we have worked on for quite a number of years, and it’s a really good day to see this,” she said.
