Five more years needed to build major Tipperary nursing home and creche

By Katie O'Donovan, Irish Independent

Developers behind a major housing scheme in north Tipperary have sought an extra five years to complete a planned creche and 90-bed nursing home, after prioritising the construction of new homes.

Lisbunny Developments Ltd were granted planning permission for 67 houses at Tyone, Nenagh, as well as a single-storey creche and a 90-bed nursing home on the same site.

The company has now asked for more time to finish the development, saying that priority was given to building the homes.

“The applicant has completed the residential units, which are now completed and handed over to the Respond housing agency, and have provided services and utilities to facilitate the remaining portions of the development,” an agent acting on behalf of the developer said.

“The housing, given the need and demand was given priority,” they added.

The creche and nursing home are to be completed under different finance models, the agent added, and could only be started once the roads and public services were complete within the development.

“However, given that the completion of the remaining buildings, if commenced now, will extend beyond the expiry of the current planning permission, for completeness, the funding market will request that this permission be extended and to satisfy legal requirements,” the agent explained.

The company is seeking an extra five years to carry out the remaining elements of the overall development, the agent’s letter said.

If permission to extend the duration of the planning application is granted, the developer says they are ready to agree terms with builders to deliver the creche and nursing home.

The plans for Tyone will see more than 300 homes delivered on the site, with the 67 social homes the first to be delivered.

The developers are planning on building a total of 340 houses, with 193 of these being private housing units. A further 80 will be affordable homes, as well as the 67 units that will be filled by tenants from housing agency Respond.

It is understood that the development will see more than €100million invested into the town of Nenagh.

The Lisbunny project is one of several large housing developments underway in Nenagh. Elsewhere, Quantum Homes is constructing 307 homes on the Dromin Road, bringing back into use a site that was partially developed for more than 15 years.

Tipperary County Council are due to decide on Lisbunny Developments extension of time application by September 20.
