Developers seek permission for more than 30 new homes in Tipperary

Plans have been lodged for more than 30 houses in a busy town in Tipperary.

Bluemont Developments have applied to Tipperary County Council to build 35 homes in the Crann Ard and Glencarra Estates on the Fethard Road in Clonmel.

Under the plans, there would be 33 three-bedroom two-storey homes, with a further two three-bedroom single storey houses, with 75 car parking spaces, as well as landscaping works.

According to documents submitted in support of the plans, all of the units in the development will be built with universal design in mind, meaning they will be suitable for people of all ages and abilities.

Under Part V rules, seven of the units would be transferred to Tipperary County Council.

Part V rules mean that developers must allocate 20pc of houses in a development to a local authority to be used as social and affordable homes for those on the council’s housing list.

Planning permission had previously been granted for 35 houses on the site, according to planning documents, however, the developers were unable to start construction on the site before permission ran out.

"Due to delays during the construction process and changes to the phasing of the construction, the applicant has been unable to begin construction within the lifetime of the granted permission. As such, new planning permission is sought for a development of a similar nature to allow for the development,” an agent for the developer said.

Tipperary County Council is expected to make a decision on the application by February 24.
