The Sligo ChampionAn application has been lodged with Sligo County Council by Housing Association for Integrated Living, seeking planning permission for the development of 13 apartments on the site of Kazelain House, 3 Lyons Terrace, Finisklin.
The application seeks permission, “For alteration, renovation and extension to the existing hostel including change of use to a residential housing development comprising nine single-storey one-bed apartments; two duplex one-bed apartments and two duplex two-bed apartments.
“The proposal includes partial demolitions (modern outbuildings and sheds) and alterations. New, terraced two-storey and three-storey extensions with pitched roofs are proposed to replace the removed outbuildings. Site renewable energy measures are planned to include the provision of solar panels.”
Permission is also sought for, “New landscaping for amenity areas, pedestrian access with planted privacy buffers; common bike parking and bin storage. The development includes for connections to existing services (including existing mains drainage), temporary construction signage, new building signage, minor relocation of street lighting and all associated ancillary site development works.”
Correspondence issued to Louise Heavin, Head of Development, Housing Association for Intergrated Living (HAIL) by Marian O’Callaghan, Acting Senior Architect stated, “On behalf of Sligo County Council, we consent to HAIL lodging a planning application for a Residential development comprising 13 no units at 3 Lyons Terrace, Finsklin Road, Sligo, currently registered in the name of Sligo County Council.”
Also included in the planning application was a letter submitted by Brian Smyth, Property Director, Lidl Ireland consenting to use of a right of way.
The letter states, “Lidl Ireland GmbH gives consent to HAIL Housing Ltd. to submit a planning application to Sligo Co. Council for development at this site – including lands defined in the area hatched in red that are in the ownership of LIDL Ireland.
“These works are defined as pavement works, boundary treatment, utility placement and hard and soft landscaping – to be constructed as an integral part of the adjoining proposed housing development. “
The planning application also included an architectural heritage impact assessment which noted, “The building has been vacant for some time and has fallen into a state of disrepair. The proposal to adapt 3 Lyons Terrace to provide self-contained apartments will bring the building back into use and allow for the repair and ongoing maintenance of its historic features. This will have a positive impact.”
Sligo County Council have indicated a decision will be made regarding the application by July 5.
