Plans lodged for 83-home development with sports pitch and woodland walk in Navan

Plans have been lodged for a substantial new housing development on a 6.14-hectare site on the outskirts of Navan that would deliver 83 homes alongside extensive public open space, including an all-purpose sports pitch and native woodland areas.
Albert Developments Ltd applied to Meath County Council for permission to build the scheme within the townlands of Ferganstown and Ballymacon and Athlumney, located to the north of Tubberclaire Meadows and southwest of the recently constructed LDR6 road near Boyne Village.
The proposal comprises a mix of two- and three-bedroom homes, including semi-detached and terraced houses ranging from two to three storeys.
In total, the development would include 22 three-bedroom semi-detached homes, 41 three-bedroom terraced houses, and 20 two-bedroom homes in a mix of terraced and semi-detached formats.
Access to the site would be via an extension of the internal road network from the permitted Boyne Village Phase 1B development to the east, with pedestrian crossings, footpaths and shared pedestrian and cycle routes designed to integrate the new scheme with the existing and approved residential areas.
A key feature of the application is the scale of open space proposed. While approximately 0.2 hectares is allocated for a pocket park and children’s play area within the housing layout, a further four hectares to the north and west of the site is earmarked for public open space.
This would include an all-purpose sports pitch, a kickabout area, informal play spaces, meadow walks and native woodland planting.
The plans also provide for 166 surface car parking spaces for residents, internal roads and shared surface streets, along with public lighting, boundary treatments and landscaping.
The development would connect to existing water and foul drainage infrastructure and includes surface water attenuation measures.
A Natura Impact Statement has been prepared and submitted with the application, assessing potential impacts on nearby protected habitats.
The lands are located north of the Old Road and form part of a rapidly developing residential corridor on the edge of Navan, close to the expanding Boyne Village area and new road infrastructure.
