Plans for hundreds of homes and parking spaces proposed for Ashbourne

Plans for more than 200 residential units and over 400 parking spaces have been proposed for Meath.

Property developer Arnub Limited submitted a planning application to Meath County Council for a large-scale residential development at Baltrasna, Ashbourne.

The proposed scheme covers a site of approximately 5.8 hectares, located to the east of the Dublin Road (R135) near “The Briars”, and bordered to the north by lands currently under construction. To the west, the site adjoins agricultural lands, while existing dwellings lie to the south.

The proposal outlines the construction of 233 residential units in a mix of terraced and semi-detached houses, duplexes and apartments ranging from two to three storeys in height.

It includes 19 two-bed apartments and 19 three-bed duplexes within four three-storey buildings, each with private balconies, terraces or patios.

The remaining 195 homes consist of 164 three-bedroom, 10 four-bedroom and 21 five-bedroom houses.

The application also provides for a comprehensive layout of public and communal open spaces, including around 7,613 square metres of public open space and 323 square metres of communal areas, together with extensive landscaping, boundary treatments and associated infrastructure.

The plans make provision for 431 car parking spaces, 496 bicycle parking spaces, ESB substations, bin stores and other site works both above and below ground level.

The development will also require the demolition of an existing single-storey dwelling measuring approximately 162 square metres, along with an associated outbuilding of about 63 square metres.

Vehicular access to the site is proposed via Cherry Lane, which connects to the Dublin Road (R135) through internal roads and footpaths previously permitted.

Meanwhile, a separate pedestrian and cyclist entrance is also planned from Hickey’s Lane, improving active travel links and promoting sustainable connectivity within the area.

An Environmental Impact Assessment Report (EIAR) and a Natura Impact Statement (NIS) accompany the planning submission. These reports assess the potential environmental and ecological effects of the project and have been made available for inspection or purchase during public opening hours at the offices of Meath County Council.

If granted, the development would represent a significant investment in Ashbourne’s housing infrastructure, contributing to local housing supply and supporting the continued growth of one of Meath’s most vibrant towns.
