A major large-scale residential development in Meath has been granted the green light to deliver more than 300 new homes and a commercial building in the county.

Meath County Council granted planning permission to Beo Properties Limited for a major project in Ratoath, set to construct 364 new residential units, a commercial building, and a section of the Ratoath Outer Relief Road (RORR).

The development, approved on August 14, will be located on a 12.58-hectare site in the townlands of Commons and Jamestown.

It includes 250 houses and 114 apartment and duplex units, providing a mix of 2- to 5-bedroom homes across detached, semi-detached, and mid-terrace layouts. Each house will feature a private garden, with 500 car parking spaces planned.

The apartment and duplex units will be arranged across nine blocks ranging from two to four storeys. The units will include 1- to 3-bedroom apartments, each with private balconies or terraces, communal open space, and 152 car parking spaces.

The development also provides 266 cycle spaces, including dedicated electric vehicles and accessible spaces.

Meanwhile a new 2-storey commercial building measuring 857 sq.m will include a creche (692.8 sq.m) with outdoor play areas, a retail unit (93.5 sq.m), and a café (63.13 sq.m) with outdoor seating. 24 car parking spaces and cycle parking are included for the commercial building.

As part of the project, a new section of the Ratoath Outer Relief Road will be built, connecting the existing RORR termination point to the Fairyhouse Road (R155).

The road will feature pedestrian and cycle paths, bus stop laybys, controlled crossings, and upgraded connections to Glascarn Lane. Some sections of Glascarn Lane will be realigned or repurposed for safer active travel.

The development also incorporates 1.59 hectares of landscaped public open space, including a central park and multiple pocket parks with play and amenity areas.

Infrastructure works will include extensions to the foul water network, surface water and watermain upgrades, internal roads, lighting, boundary treatments, and associated services.

An Environmental Impact Assessment Report has been prepared for the project, and the full planning application can be viewed online.
