Application for Meath mixed-use development proposing over 300 homes lodged with council

A large scale residential development for more than 300 homes has been lodged with Meath County Council on lands located to the south of the county.
Beo Properties Limited submitted a seven year planning application in Ratoath. The proposal outlines a comprehensive residential and mixed-use scheme comprising 364 homes, a commercial centre, and key transport infrastructure, including a section of the Ratoath Outer Relief Road (RORR).
The development is said to entail a gross floor area of approximately 40,753 square metres, of which 39,881 square metres is designated for residential use. The scheme includes a mix of 250 houses and 114 apartment and duplex units.
The housing component features a variety of dwelling types, including two-to five-bedroom homes, arranged as detached, semi-detached, and mid-terrace units rising two to three storeys in height and 500 car parking spaces have been included in the plan.
The apartment and duplex portion of the scheme will be distributed across nine blocks ranging from two to four storeys. The 114 units include 32 one-bedroom, 69 two-bedroom, and 13 three-bedroom homes.
In addition to residential accommodation, the proposal includes a two-storey commercial building of 857 square metres. This building will accommodate a crèche across two floors, a retail unit, and a café.
Meanwhile a key feature of the development is the construction of a 1.08-kilometre section of the Ratoath Outer Relief Road (RORR), linking the current temporary road termination point to Fairyhouse Road (R155) via a new signalised junction.
As part of the overall infrastructure plan, Beo Properties is also seeking permission to extend the foul water, surface water, and water main networks along the RORR to support the development. Additional works will include internal roads, drainage systems, public lighting, substations, boundary treatments, hard and soft landscaping, green and blue infrastructure, and associated signage.
An Environmental Impact Assessment Report (EIAR) has been prepared and submitted alongside the planning application.
