356 new homes with creche proposed for Meath commuter town

By Sylvia Omorodion, Independent.ie

A major residential development featuring 356 new homes and a two-storey creche has been lodged for planning permission in Dunboyne, Co. Meath.

The large-scale development submitted by Marina Quarter would involve the demolition of two existing agricultural farm sheds and the removal of the current GAA pitch and associated structures.

The project plans include 252 houses and 104 apartments, maisonettes, and duplexes, offering a mix of one- to four-bedroom units. The homes will vary in height from two to three storeys, while apartment blocks are planned up to four storeys.

The two-storey creche would provide on-site childcare for young children and pre-schoolers, supporting families moving into the development with convenient early childhood care close to home.

The scheme would see substantial road modifications, including changes to the R157 regional road, replacement of an existing roundabout with a new signalised junction, and the construction of a northern arm off the junction.

A new signalised junction and link road, including a bridge over the River Tolka, would connect the R157 to the Old Navan Road. The plans also include footpaths, cycle lanes, and pedestrian crossings along the existing M3 Parkway access road.

Supporting infrastructure for the development are foul pumping stations connected to the public sewerage system, a watermain connection, four ESB substations, and pluvial flood mitigation measures such as conveyance swales and filter drains.

Meanwhile ancillary works, including landscaping, public lighting, parking, and boundary treatments, are also proposed.

The development site is primarily located in the townland of Bennetstown, west of the R157 and north of Kennedy Road, extending into the townlands of Pace and Dunboyne. Access will be via two new signalised junctions along the R157.

An Environmental Impact Assessment Report (EIAR) and a Natura Impact Statement (NIS) was added to the planning application which was lodged on December 12 to Meath County Council.

If approved, the project would represent one of the largest residential developments in the Dunboyne area in recent years.
