Popular Mayo pub lodges planning application for major extension

Mayo County Council has received a planning application for significant extensions and modifications to The Merry Monk on Killala Road, Kilmoremoy, Ballina.
Proposed works would include the removal of the flat roof on the existing single-storey annexe, along with the construction of a ground-floor extension and an additional upper floor over the existing building.
Plans provide for 10 guest rooms to be accommodated within an extended upper-floor area built over the existing kitchen and storage spaces, together with ancillary reception, circulation and storage areas.
According to documents submitted with the application, the extension has been designed to match the existing architectural character of The Merry Monk.
At ground-floor level, the additional accommodation will include an entrance lobby serving the guest rooms, while the remaining ground-floor extension would accommodate an off-licence, complete with a new shopfront and associated signage.
Permission is also being sought to add a cover and screen to the existing external fire escape stairway, while a ramped access route is proposed for the guest room entrance to integrate with existing site levels.
Parking requirements for the development indicate a total of 13 spaces will be needed, 11 for the guest rooms and staff, and two for the off-licence. Planning documents state that this can be accommodated within the existing site layout.
If approved, the development will significantly expand The Merry Monk’s capacity and facilities, combining accommodation, retail and enhanced safety and accessibility features within a single project.
The application was lodged by Ashbourne Pubs Ltd and is currently under consideration by Mayo County Council's planning department, with a decision due by February 14, 2026.
Located just outside Ballina, The Merry Monk has been a popular local venue for the past 26 years, attracting both Mayo residents and visitors from further afield.
The business recently opened a new accommodation facility next door, comprising nine en-suite bedrooms and a guest lounge.
