Planning application submitted for residential development close to centre of North Mayo town

By Charlotte Davis, Irish Independent

A planning application looking for permission to construct a small residential development in North Mayo has been submitted to Mayo County Council.

The application is seeking permission to construct four, four-bedroom dwellings at French Lawns, Bohernasup, close to Ballina town centre.

The development would be built on a site measuring approximately 0.142 hectares and would include six on-site car parking spaces.

Plans submitted under the application also include new connections to existing public mains water, public sewer and surface water drainage infrastructure, wastewater services, and associated utilities.

The application has been submitted by Joe Bourke of Bourkeconstruct Ltd, located on Market Lane, Tone Street, Ballina.

Fox & Gallagher Consulting Engineers, located on Teeling Street, Ballina, are acting as the planning agent for the development.

An exemption from a Part V social housing agreement has also been submitted.

Under planning regulations, small residential developments of four or fewer units, or for developments on sites that are under 0.1 hectares, are generally exempt from Part V requirements.

French Lawns, Bohernasup is a well-established residential area that has seen a number of housing developments granted permission in recent years.

In December 2024, planning permission was granted to Patrick Joseph Bourke for the construction of four detached dwellings at Bohernasup.

The approved application consisted of four, five-bedroom homes on a larger site of 0.265 hectares and included the provision for eight car parking spaces.

Similarly, planning permission was granted in December 2025 to Sean Noone and Orla Noone for the construction of a five-bedroom, two-storey dwelling at Bohernasup.
