Mayo to gain ‘state-of-the-art’ residential care facility

Mayo County Council has granted approval for the development of a new residential care facility at Garryduff Park in Snugborough, Castlebar.
The development reflects broader efforts to enhance local healthcare infrastructure and support individuals with disabilities in the region.
The new facility is designed for Communicare Healthcare Limited, a Mayo-based company that provides care for people with disabilities and assists with independent living in the community.
The new building is described as a “state-of-the-art” facility designed to cater to members of the community with disabilities.
Designed by Castlebar-based company Masterson Design Limited, the building will be approximately 555 square metres in size and two-storey high.
The development will include six ensuite bedrooms, a staff bedroom, common living areas, and shared spaces aimed at supporting independent living and community integration.
The new building will have seven car parking spaces and a garden space to the back.
The planning involves permission to demolish a pre-existing dwelling with attic accommodation, and an onsite garage and storage shed. This dwelling is currently vacant.
There was one objection to the project, citing concerns about increased traffic congestion and insufficient parking on Garryduff Road, as well as the potential for the facility's commercial use to negatively impact the area's residential character.
Mayo County Council stated that the planned development complies with the Castlebar Local Area Plan 2023-2029.
In the interest of traffic safety, the council has stated that vehicle entrances from the north of the development will be closed, and all staff vehicles will be parked in designated parking spaces on site.
Planning permission was granted subject to nine conditions, addressing traffic safety, drainage, public health, residential amenity, and proper development.
These included time restrictions on working hours, control measures to prevent dust and odour nuisances, and requirements for traffic management during construction.
The developer must also ensure that any damage to nearby roads or footpaths is repaired, while all waste is contained within the site.
In addition, a development contribution is to be paid to Mayo County Council under its 2023 Development Contribution Scheme.
The planning application was submitted on 15 May 2025, and approved on 1 October 2025.
No pre-planning consultations took place for the proposed development.
