Could an over-55s housing estate help ease Mayo’s housing shortage?

Mayo County Council has discussed the potential development of an over-55s housing estate as a way to address the county's ongoing housing crisis.
The proposal was raised during discussions on the need for more affordable and social housing, with councillors referencing The Heritage Village, a purpose-built senior living community in Killenard, Co Laois, as a possible model.
Fine Gael councillor Donna Sheridan put forward the idea at the January meeting of the Castlebar Municipal District, suggesting that such a development could help ease pressure on the local housing market while meeting the needs of older residents.
Cllr Sheridan explained an over-55s estate could offer an opportunity for those entering the later stages of life to downsize from former family homes into safe, accessible communities, thereby freeing up larger homes for new families who are currently struggling to find housing.
She said several constituents had approached her to express support for the idea after hearing about The Heritage Village.
“I have had people say to me that it is a lovely idea, especially for couples who want to downsize, or for those living on their own, or [heading] into retirement and who want to feel safe,
“We should explore the opportunity to have a site for that because it would free up so many family homes,” she said.
The Heritage Village welcomed its first residents earlier this month, with 47 of the total 160 units now occupied. Construction on the development is due to be completed in 2027, with house prices ranging from €325,000 to €495,000.
The village includes a range of on-site facilities such as a gym, café and restaurant, cinema and library.
Cllr Sheridan noted that the development provides a sense of security and community for residents as they move into later life.
She added that a similar project in Mayo could help address isolation among older people by offering community facilities and the option to either buy or rent homes, while also freeing up housing stock for the market.
Cllr Ger Deere supported the proposal and told the meeting that the idea had been discussed at a conference held in Mayo in April last year.
He said a site had been earmarked for a housing development similar to The Heritage Village at the conference, which was attended by Sage Advocacy.
Cllr Deere said progress was being made and confirmed that, if the site proved suitable, it would offer older residents independence while providing access to essential services.
