Plans to turn Galway entertainment centre into medical clinic appealed to An Coimisiún Pleanála

Planning permission to convert an entertainment centre in Galway into a medical clinic has gone before An Coimisiún Pleanála (ACP), following appeals against the original application.
Pinnacle Real Estate Limited submitted a planning application seeking approval to redevelop the existing entertainment and leisure facility in Carrowmoneash Oranmore Business Park, into a 6,342 sqm multi-disciplinary medical services clinic.
The following works are included in the proposal:
Extension of existing building on second and third floor levels
Insertion of light well for increased natural light to all floors
Provision of a surface-level car park and set-down area
All associated site works and services
The site is bordered to the south by the Maldron Hotel and to the north by Oranmore Car Wash, separated by a barrier at the entrance.
The property has previously been the subject of planning activity. In 2022, Siorap Investments sought permission for external alterations to the same unit. That application was appealed but ultimately approved by ACP, subject to conditions—including the omission of north-facing windows.
In May of 2025, Pinnacle Real Estate Limited put forth their application for the change over which was ultimately granted permission to proceed with six conditions in July 2025. The appeal was set forth on August 12, 2025.
North-facing windows had again emerged as a key point of contention. Both Forth Concepts Limited and Oranmore Autowash submitted objections and subsequently appealed Pinnacle Real Estate’s application.
Forth Concepts, which leases land adjacent to the site, argued that the proposal could lead to the “sterilisation” of their leased property, preventing future development. It also raised concerns that the north facing windows would “seriously impact on the privacy of commercial property along with comfort and enjoyment.”
Oranmore Autowash, which has operated at the site for more than 11years, claimed the medical development would cause “damage and loss” to its business. The company highlighted that they have “full planning in place” for a two-storey building incorporating an indoor carwash and detailing area.
An Coimisiún Pleanála formally received the appeals on August 12, 2025. A decision is expected within the statutory 18-week timeframe unless otherwise noted.
