Developers lodge plans for housing developments on seemingly overlapping Galway land

Two separate developers have lodged planning applications for housing schemes on seemingly overlapping land on Galway’s Clybaun Road.
The applications, submitted to Galway City Council just five days apart, were made by Quadrant Investments ULC and JFC Property Developments Ltd in partnership with John Concannon.
Both proposals relate to developments on lands off the Clybaun Road near its junction with Rahoon Road.
Maps accompanying the applications seem to indicate that the development boundaries overlap in some areas, particularly on the northern boundary.

JFC Property Developments told the Irish Independent that it owns the lands outlined in its application, which are separate from the privately owned dwelling also shown on the submitted maps.
Galway City Council received the application on June 23, 2026 from JFC Property Developments for an 84-home development.
According to the planning statement, the application follows JFC Property Developments’ acquisition of the 2.09 hectare site which partly runs through the boundary of the N6 Galway City Ring Road.
For that reason, some of the western land owned by JFC has been excluded from the application, as outlined in the maps in blue.
The €28m development is expected to accommodate between 210 and 388 residents.

The development comprises of detached and duplex homes with a mix of one-, two- and three-bedroom units. In line with the Galway City Development Plan, 20pc of the homes will be allocated for social and affordable housing, the application reads.
Vehicle and pedestrian access will be provided from the Clybaun Road. The application also includes public open space, cycle parking, car parking, landscaping and other associated site works and amenities.
Also applying for a development at Clybaun Road is Quadrant Investments ULC who submitted an application for 62 apartments with a ground floor retail space.
Neighbouring the 0.94 hectare site is a newly approved medical building under construction, as well as the single privately owned home.

The planning documents report “undeveloped lands to the west and north” of the proposed site, with no mention of other developments.
In total there will be eight one-bedroom apartments, 51 two-bedroom apartments, and three three-bedroom apartments between the four blocks.
The site will feature exterior works like play spaces, pedestrian crossings, and public lighting. Bike and bin storage will be attached to every unit.
A decision for both applicants is due by mid-August 2026.
